Availability: Applications for apartments will be accepted on a first come, first served basis. All information on the application must be completed, accurate, and verifiable. Applicant(s) must personally come to our office to apply.
Rental Application: The Application Fee must be paid before an application will be processed.
Identification: Government-issued photo ID and Social Security Card must be provided by the applicant and all other occupants aged 18 or older.
Credit: Good credit history is required for standard acceptance. Marginal credit or no credit history may require additional deposit and/or rent.
Occupancy History: Must be able to verify up to 24 months rental history. Renting from a relative is not acceptable rental verification. First-time renters may require additional deposit and/or rent.
Employment: Proof of verifiable current employment must be provided. Employment for less than 90 days may require additional deposit and/or rent. Household net monthly income must be at least three times the amount of rent of the apartment being applied for.
Criminal Background: Applicants and occupants age 18 or older will be subject to a criminal background check. All felony convictions and any misdemeanor convictions involving crimes against or property will cause your application to be denied.
Occupancy Standards and Multiple Residents: Only two (2) persons per bedroom unless local ordinances state otherwise. Multiple applicants must jointly qualify for the apartment.
Co-signers are accepted only for full-time students. Rent rates are subject to change without notice. Security deposits are deposited in a non-interest bearing account and are for the fulfillment of the lease.
